Cancellation & Refund Policy
This policy explains how payment works for a direct booking on our site, what happens if we can't confirm it, and how we handle cancellations and refunds. For bookings made through Airbnb or other platforms, see the relevant section below.
How payment works for your booking
When you book directly on our site, your card is not charged when you submit your request. We place a hold (authorization) for the total amount of the booking; the actual charge is only processed once we confirm the property's availability.
This lets us manually verify every request before charging you, since our calendar syncs with Airbnb with some delay.
While your request is pending confirmation
We usually confirm requests in less than 24 hours. The hold on your card has a time limit set by your bank (typically between 5 and 7 days, depending on your card issuer).
If you need to cancel your request before we confirm it, contact us right away. We'll release the hold with no charge.
If we can't confirm your booking
If we reject your request (for example, because the dates are no longer available) or if the hold expires before we can confirm it, the hold is released automatically and no charge is made. Your bank may take a few extra days to reflect it on your statement.
Once your booking is confirmed
When we confirm your booking, we charge the total amount shown when you booked (nightly rate, cleaning fee, and payment processing charges, when applicable).
We currently do not offer self-service cancellation for already-confirmed bookings. If you need to cancel or change a confirmed booking, contact us as soon as possible — we review each request individually based on the dates, how far in advance it is, and whether the property can be rebooked, and we cannot guarantee a refund.
If we or the property owner must cancel
In the rare case that we need to cancel an already-confirmed booking for reasons on our end or the owner's (for example, a problem with the property), we'll refund the full amount paid and help you find an alternative when possible.
How refunds are processed
When a refund applies, it's issued to the same payment method used for the booking. How long it takes to show up depends on your bank or card issuer — typically 5 to 10 business days.
Bookings made through Airbnb or other platforms
If you booked one of our properties through Airbnb or another platform, that platform's cancellation policy applies, not this one. For changes or cancellations to those bookings, contact Airbnb or the relevant platform directly.
Exceptional circumstances
In cases of force majeure (natural disasters, government travel advisories, and similar events), we'll review each situation in good faith and look for a reasonable solution for guests and owners.
Changes to this policy
We may update this policy from time to time to reflect changes in our services or processes. Changes apply to bookings made after the update date; already-confirmed bookings are governed by the policy in effect at the time of booking.
